Things to Consider when Renting an Apartment

Be prepared.  While the San Diego apartment market isn't quite as vicious and cut-throat as other major cities, it's still quite competitive, so come prepared.  Think of apartment hunting in San Diego the way you would think of preparing for a job interview.  Do your homework, bring all the necessary documentation with you (proof of income, identification or drivers license, checkbook, you know — the basics!), and be prepared to be flexible.  Landlords in San Diego have prospective tenants by the score. If you come in unprepared, or with a list of demands, they may pass on you, and move on to the easier work.  Overall, stay flexible.  There may be features you won't budge on, but keeping those to a minimum will serve you well.

Choose the right type of apartment for you.  Size matters in San Diego apartments.  Apartment living in San Diego consists of three basic groups:  the large, clean, modern buildings with lots of efficiency but not much personality, the California cottage with personality — and molding — to spare, and the small motel-like «mom & pop» fare for the ultimate in budget living, if you're not too picky about the amenities.  Let's take a look at these categories and break them down by budget:

Cottages (most expensive) are all about character.  These rentals are all the rage with the vacation renter crowd, so you'll have to compete with them for the long-term deal.  The floor plans are almost always 1BR/1BA, and afford a level of privacy you can't get in the other options.  If you're a Jack Kerouac fan, a California cottage will warm your heart.

Complexes (middle of the road) generally boast the standard amenities: parking garages, pools, clean living, modern buildings.  They're available in a wide array of floor plans (studio, 1BR/1BA, 2BR/1BA, 2BR/2BA, etc.) and are typically found near commercial centers with shopping, food, and other conveniences within walking distance — or nearly so.  If you like being close to the action and don't mind cookie-cutter living, these concrete towers could hold your future home.

Motel efficiencies (least expensive) may seem like a hellish option, but don't be so quick to judge.  Many of these 1-2BR apartments, if they've been renovated in the last 30 years, can actually be a pretty sweet pad for half the price of a flashier spot.  To be fair, in these units you're not getting much more than a bed and the basics, but you also frequently find yourself immersed in a unique and vibrant community (sometimes bordering on commune) in these vintage digs.  If you're on a budget and looking for some great stories to tell, start here.
